They are offering 5 year financing.
That is over $2500 a month even if you put in 20% deposit. Even if you rent it out at $800 - $1000/month. You will be coughing up > $1500 a month. Even the diaspora will have budget problems with that kind of commitment.
They will have a lot of interest if they make it 10 - 15 year finance.
Yeah I never understood why they were building only 6 bedroom “villas” all pretty much identical. No 3 bedroom, townhouses, duplexes or apartments to suit different budgets and needs.
Thats madness. Don’t forget the monthly service fees to maintain the place.
Some diaspora with financial might will buy here and pay outright, retirees mostly, but do they need 6 bedrooms lol.
I doubt they wanna sell all of them, judging by their subpar marketing. They could be leasing to expats with families who don’t want to live in hotels.
What I dont get is with Berbera attracting so much interest in terms of international business, why no one is building properties their?

I am sure they use modern methods of building construction to keep track of all these projects. If they were using the old way of “keeping things in the heads” then they would have struggled to finish buildings.
This is the sort of system that needs to be applied on everything, including governance, justice system and anything in between.
